What We do

A Cliffe Properties Ltd. is a Company Let business with a particular interest in Houses of Multiple Occupancy (HMO's). 

As a Company Let business we let your entire property as a whole, essentially becoming your tenant for all of the rooms, guaranteeing you a long term fixed rental income. We then use a strict vetting process to house working professionals, including NHS staff, into these rooms using a 3 strike reference check.

We take care of paying all utility bills, Council tax and managing all of the tenants individual issues.

The jewel in the crown is that we can guarantee payment of rent every single month for a period of up to 5 years, regardless of whether the rooms have tenants in or not, this means no voids or concerns for the landlord. This is the peace of mind and security we offer by guaranteeing your rental income long term, with none of the stress of dealing with tenants or utility bills, giving you your valuable time back.

A Cliffe Properties Ltd. will rent the property from you for an agreed rental price, this will be set up through a long term management agreement (not an AST) and we will arrange a fixed period of between 3 to 5 years that will suit both parties. Once contracts have been signed we will then be able to take care of any light maintenance if necessary,  such as a fresh coat of paint through to a light refurbishment. 

Unlike most company lets we do not manage the maintenance of the property itself, this would remain the responsibility of the landlord or the letting agency.  We do however, really care about the properties we let, so much so that we provide a bi-weekly cleaning service to assist in the upkeep, we also conduct inspections of the property at regular intervals. This allows us to ensure that only the best suited tenants are selected and therefore the property is well looked after and treated with respect. 

At the end of the management contract you will take back full responsibility of the property in its original condition, if not a better condition than before.
